This was very good. The yam was crispy with a smooth inside, and it was packed full with lots of diced vegetables, fungus, mushrooms, chicken and nuts. It’s excellent and priced very reasonably as well. Service at Zi Yean was outstanding too.
Favourite dish of the night. The cabbage was stewed till it was really soft, and the gravy went well with it without being too salty. In fact, soft, full of gravy and accompanied by dried scallops are three things that describe many things on the menu. Everything we had was delicious, and at reasonable prices with no service charge.
I was here for a dim sum lunch on a weekday.. the place was more than half filled and service was prompt.
The dim sum here is good, as I expected, since it's opened by a Hong Konger. I usually try not to have any expectations, because the more you expect the worst the food can be most times. Zi yean does not disappoint me at all!
We ordered a variety of dishes & I can't remember which one is not as good. As I didn't had the pork ribs myself, I heard that the pork ribs were not tasty.
Can't wait for the next visit!
These eggs tarts has a super buttery, crumbly crust filled with soft and delicate yellow custard that instantly melts in my mouth.

Reasonably priced dim sum in airconditioned traditional chinese restaurant settings in a Redhill HDB block.
I simply can’t get enough of these delectable and affordable dim sum from Zi Yean. My favourites include — ✔️ Golden brown, crispy fried prawn dumpling and fried beancurd skin roll with a whole firm and crunchy prawn within, that goes perfectly well with their homemade sriracha mayonnaise dipping.
✔️Pan fried pumpkin cake that is crisp and moist with added flavour and fragrance from the Chinese sausage. ✔️The highly sought-after mini egg tart (I managed to get my hands on it, on my third visit) with delicate, flaky crust and a good hint of buttery fragrance that melts-in-my-mouth when I popped it in.

Starting from $3 - $8 | Tucked in the void deck of Block 56 Lengkok Bahru in Bukit Merah, this air conditioned restaurant serves really authentic Hong Kong dim sum. Service staff were really attentive. Great place to satisfy your dim sum cravings!
Many different grains in it. You can tell it's a sophisticated dessert.
Unreal abalones really.
Forgive the presentation - it arrived torn up. Very good. Stuffing was interesting and I wished I had rice to wipe up the gravy.
